I live in India and I buy a land worth 5,000,000 INR. 5 years later when I sell that land I get 16,100,000. Why is that ? On what basis and on which factor did I get that amount ?

The factor is "your choice".
It can be 16,100,000 or something else depending upon how much you want.

The question involved a pure Mathematical calculation. So this is again wrong

Could be a number of factors:

• Land price appreciated over time
• You gave the land to a builder and he built a residential complex and gave you a couple of flats in return whose market value keeps increasing as days go by
• You just got lucky

You are close. There was a method of appreciation involved but that is not the answer yet.
